I finally saw the vid on YT, said it was $2million+ new and none of it older than 2022... That's a big investment to turn around and sell it all just 2 years later. Something big must've changed.

It's a good deal for somebody wanting to get in. I realize $800,000 isn't chump change, but considering what you get, not bad.
